⚠ Check the rear building line before pouring footings

BEFORE pouring the four concrete footings, ask the HOA whether the plat's 10-ft rear BUILDING LINE applies to an open-air pergola. Survey check (Lot 25, Block 1 — 15107 Wild Gully Way): the 16-ft utility easement runs along the front of the lot on Wild Gully Way — there is no utility easement at the rear. The back of the lot carries only the 10-ft building line, which governs structures (the arbor question), not garden beds.

Fastener rule

Use only hot-dip-galvanized or stainless fasteners. Cedar reacts with plain steel and leaves black stains. This applies to bolts, anchors, ties, structural screws, eye bolts, washers, nuts, and the training wire hardware.

Route the vine

Build one Champanel into a trunk, permanent cordon arms, and renewable fruiting spurs across the 10x10 overhead grid.

Year 1 (2027) · trunk + head

Train one single trunk straight up the northeast post, loosely tied with soft ties: stretchy garden tape or rubber ties, never wire cinched around the vine. Re-check the ties twice each summer because the trunk thickens. When the trunk reaches just below the grid, about 7.5 ft, top it. “Topping” means snipping off the growing tip of the trunk just below the grid so the vine stops climbing and branches right at canopy height; that cut point becomes the vine’s permanent head.

Year 2 (2028) · cordon arms

From the head, choose the 2 strongest shoots—up to 4 if growth is roaring—and route them as permanent cordon arms in opposite directions across the grid, along the wires and purlins toward the far posts. Tie them loosely every couple of feet. These arms are the vine’s permanent skeleton, and the first small crop, usually 5–10 lb, comes this year.

Year 3 onward · fruiting spurs

Every shoot that grows off the cordon arms gets cut back to 2-bud spurs each February–March. New fruiting shoots grow from those spurs each spring, spread over the grid, and the clusters hang down through it at kid-picking height. One mid-summer routing session—tuck and tie wandering shoots along the grid—keeps it tidy. A mature vine on this arbor yields roughly 25–50 lb of grapes each August–September.

⚠ Wasp-allergy harvest rules

Someone in the household is wasp-allergic, so grape harvest is managed: bag clusters in organza sleeves as soon as they start to color, pick at the first ripe berry (don't let clusters hang and split), and rake up every dropped grape the same day. Never leave fallen fruit under the arbor — it draws wasps and yellowjackets fast.
